I like to do a preliminary phone interview so we can get a feel for what they think the trouble is. Part of the initial interview will be going over the history of the house plus a good walkthrough if they're willing.

I can give you some ideas for questions if you'd like to make the contact call; I'd definitely do that before scheduling a time to come out. They trust us more that way and we're able to see if we have something to work with.
